Buyer profile: international families (American, French, South African), spending 4 to 9 months per year in Israel.
2. Caesarea Aleph — €8M to €30M
The country's most discreet enclave. Private gated community, golf course, marina. Contemporary or Mediterranean-revival architecture, plots of 600 to 1,500 m².
Buyer profile: investors seeking a family setting without Tel Aviv's bustle. Strong American community.
3. Nof Yam, Herzliya — €6M to €18M
The alternative to Galei Tchelet, slightly set back from the sea (200 to 500 m), at prices 30% lower. More modern villas, recent deliveries.
Buyer profile: first-time ultra-prime buyers, families with young children attracted by Herzliya's international schools.
4. Sde Dov, Tel Aviv — €30,000 to €50,000 per m²
The only true urban seafront in Israel at this price level. Penthouses in new towers, 180° Mediterranean views, integrated hotel services.
Buyer profile: internationals who want urban life + seafront + the simplicity of a condominium.
5. Old Jaffa, Tel Aviv — €12M to €25M
A few stone houses, Ottoman or neo-Templer, overlooking the port and the sea. Extremely limited inventory: fewer than ten transactions per year.
