International Families — Building a Durable Israeli Presence

A residence in Israel for families with a long horizon

Many of our clients are not looking for a transaction. They are looking to build an Israeli presence — for themselves now, for their children in university or aliyah in five years, for their grandchildren in a generation. Real estate is the instrument of that presence. Our role is to align the acquisition (or sequence of acquisitions) on that generational horizon, not just on immediate use.

Family Neighborhood Choice

The right neighbourhood is not the most prestigious; it is the one where your family functions. For families with young children, we assess schools (international, French-speaking, religious depending on your profile), parks, English- or French-speaking pediatricians, and Shabbat community. The distance between property and school determines daily quality of life more than any other variable.

Multi-Property Strategy

Many international families end up holding more than one Israeli property: a Tel Aviv apartment for university-age children, a Jerusalem house for visiting family, sometimes a Herzliya Pituah or Caesarea villa for holidays. This sequence typically unfolds over five to fifteen years. We help structure the sequence from the first acquisition.

Generational Planning

Israeli inheritance law applies to Israeli property regardless of owner domicile. For families with significant wealth, the holding structure (personal name, Israeli company, trust, mixed structure) must be studied upfront. We systematically coordinate with your estate planning advisor in your primary jurisdiction.

Do you help find schools?

We provide recommendations on international and bilingual schools matching your profile (French-speaking, English-speaking, religious), and coordinate visits during your trip. Admissions themselves are handled by the schools, but we facilitate introductions.

Do you work on multi-generational files?

Regularly. Several of our clients have worked with us since the first generation that settled and now include second and third generation in their wealth structuring. It is one of our most interesting roles.
